Cox Ranch – SOLD
Mancos, Colorado, Montezuma County
This authentic mountain ranch encompasses 243 acres of varied terrain. Rolling hills, open meadows, ponds, treed hillsides and mountain views offer a choice of prime building sites. Good water rights and approximately 70 acres of pressure-irrigated pasture will allow a multitude of uses. With over half the parcel bordering a large BLM inholding, this property is very private and lives even larger than its 245 acres. The lower meadows are easily accessed while still allowing mountain and Mesa Verde views. Hills and treed areas provide visual interest and seclusion. The upper portion of the property has a second good sized pond, and a large meadow with an old structure. It is adjacent at the corner with Fulbright Ranch if an even larger parcel is desirable. The diversity of terrain allows privacy from several potential building locations that have both good southern exposure and lovely views. Once you see Cox Ranch you will recognize the potential for a variety of uses from a great horse property to a family retreat.
Location and Area
Stepping back in time, Cox Ranch is located just minutes outside of the picturesque old west town of Mancos, and only thirty minutes west of the Durango historic downtown area. The ranch is located on the north side of US Highway 160, just west of Mancos. Sitting at an elevation of approximately 7,100 ft. above sea level, the ranch is surrounded by scenic mountain and valley views, and has over 300 days of sunshine each year. Comfortable summer temperatures reach the upper 80s, while the autumn days are clear, cool and full of vibrant foliage colors. The crisp and sunny winter days often feature abundant, light powdery snow. The balance of moderate winter snows and summer warmth makes this is a wonderful climate zone for year round use.
Mancos sits at the base of Mesa Verde National Park, and as a small rural town, offers basic services to the surrounding area. Mancos is a small, diverse community encompassing old ranch families still in operation, talented artisans and just plain folks who are tired of the fast-paced, impersonal lifestyle. Mancos is located in the heart of a beautiful valley bisected by the Mancos River and flanked by the La Plata Mountains, Mesa Verde, BLM and tribal lands. Nearby the charming town of Durango is located 25 miles to the east, and has many big city conveniences, including a state-of-the-art new hospital, many fine restaurants, hotels, shopping, a four-year college, and numerous cultural activities.
The Four Corners is geographically unique as within close proximity the area provides endless opportunities for the outdoor sports enthusiast: encompassing mountain to desert, and river to lake activities. The Montezuma County area, which includes Mancos, Cortez and Dolores, has a population of approximately 30,000 and is the most southwestern of the 64 counties in the state of Colorado. Mesa Verde National Park, Canyon of the Ancients National Monument, Yucca House National Monument, and Hovenweep National Monument preserve hundreds of ancient American Indian structures, including the famous cliff dwellings, found in the county. Roughly 1/3 of the county is tribal land, 1/3 is federal land (administered by the National Park Service, the United States Forest Service and the Bureau of Land Management), and 1/3 is private or state/county land. The La Plata County area, including Durango and Bayfield has a population of 45,000. La Plata County Airport runs daily commercial air service to Denver, Albuquerque, and Phoenix, with seasonal service to Houston and Dallas, and includes facilities for full service general aviation. The property is approximately 75 miles from Telluride, 170 miles from Grand Junction, 210 miles from Albuquerque and Santa Fe, about 320 miles from Denver and Colorado Springs and 430 miles from Phoenix.
